Defence is selling the 128-hectare parcel of land with extensive river frontage, located 10 kilometres from Melbourne CBD, which has the potential to be transformed into a vibrant urban area, building upon the fascinating layers of site history.

Remediation and future development will contribute to the supply of residences; economic and employment growth; affordable and social housing and community amenity in the inner north-western Melbourne metropolitan area.
 
The registration of interest stage will result in a list of eligible purchasers able to progress to the next stage; expression of interest.
 
To be successful, interested buyers will need to demonstrate a range of competencies, such as:

  • Demonstrated experience undertaking large scale urban development and site remediation projects;
  • Heritage protection; and
  • Financial capacity to acquire, remediate and develop the site.

Defence is looking for a buyer who will ensure the government’s objectives are me for unlocking Commonwealth land for alternative land uses.
 
Defence is working with the Victorian Planning Authority, EPA Victoria, Heritage Victoria and Maribyrnong City Council to integrate planning requirements, environmental outcomes, remediation, heritage protection, and the needs of the community into the sale process. 

The site is situated 10 kilometres from Melbourne’s CBD and bounded by three kilometres of frontage to the Maribyrnong River. The former ordnance factory site contains 400 buildings considered by the Department of Defence to be of varying heritage significance.
