Developer Shayher Group has acquired a portion of the Bulimba Barracks site from the Department of Defence. The prime development site sits on the banks of the Brisbane River.

Minister for Defence Industry Melissa Price and Minister for Housing Michael Sukkar announced the $63 million settlement of Bulimba Barracks had occurred on Friday.

Defence had identified around 20 hectares of the Bulimba Barracks site in Brisbane as surplus to Defence requirements and found that Defence no longer required the land to support future Defence capability.

“This represents the government’s ongoing commitment to unlock surplus Commonwealth land for alternative uses, including housing,” Minister Price said.

“The sale of Bulimba Barracks will unlock the potential of the site to deliver environmental, community amenity, heritage and housing supply outcomes.”

Minister Sukkar said the Commonwealth government was leading by example and unlocking land to increase housing supply.

“The sale of the Bulimba Barracks site has the potential to unlock the development of up to 800 new dwellings near the heart of the Brisbane,” Minister Sukkar said.

“I look forward to the Shayher Group, an experienced developer, now working with the Brisbane City Council to progress a detailed planning proposal.”

The detailed planning proposal will include community consultation and a remediation action plan for approval by an auditor accredited by the Queensland Department of Environment and Science.

Defence will retain a 2.5 hectare portion of the former Bulimba Barracks site and has commissioned this area as HMAS Moreton.

"Shayher Group is well positioned to deliver Brisbane City Council objectives for the site through the Bulimba District Neighbourhood Plan and Bulimba Barracks Master Plan," the Department of Defence stated in its sale of Bulimba barracks fact sheet.

"Delivery of the plans will transform the site into a vibrant inner city community that provides: increased housing choices and community benefits such as improved cycle ways and riverside public open space; a redevelopment that honours and celebrates the heritage values of the site; and environmental requirements that support biodiversity in the local area."
